Net Success

According to the National Association of Realtors, this coming
year will see 90% of home buyers using the internet to look for
information,listings, and real estate agents. Are you using this
fact in your listing presentation?

What an opportunity for those agents with web sites to
differentiate themselves from the competition!

"Mr. and Mrs. Seller, 90% of all home buyers today look for
properties on the internet. They start by typing in the keywords
'my city real estate' in their favorite search engine, and up
pops a list of the top sites. You will notice that my site is
positioned right at the top where they are sure to see it and
when they visit - your home will be prominently displayed!"

This can be a powerful listing tool, especially if presented to
them on your laptop computer and you demonstrate how their home
will be displayed and how buyers will find your site. If you
don't have a laptop or are not yet proficient in it's use,
another good idea is to print out the pages from search engine
results where your site ranks in the top 10 or twenty. Also
print out some samples of how you can display their home on your
web site.

If your site doesn't rank in the top ten or twenty in at least
one major search engine, I am afraid you don't really have a web
site at all!


With more web sites to compete with, it is more important than
ever to set yourself apart from the competition. You are
competing with those other web sites for search engine
positioning and also competing to have visitors "bookmark" your
site for return visits. Content, not information about what a
great sales person you are, is what entices people to return to
your web site.

Is your web site an "ego site" like most of the other agent
sites in your area? You know the type - agent photo on most
pages and "this is who I am and what I do".
Why would anyone choose to bookmark your site over the hundreds
of other sites that begin to look identical to someone browsing
the web?

You need a unique and informative web site - one where it is
immediately apparent to a visitor that it is different from all
the others. You need a web site that has the search engine
positioning, appeal, and the content web surfers are looking for.

Search Engine Notes

Expect to see a new AltaVista next Monday, Oct. 25. AltaVista
is dumping its partnership with LookSmart and will be using Open
Directory information instead.

We will all be waiting anxiously to see how our positions fare
in the big re-launch! I for one will be happy if AltaVista is
finally "fixed" so we can all have a little predictability.
